A’Seeb is quite a self-sufficient quarter displaying almost equal parts of residents, commercial and farmlands. Older parts of Seeb show denser settlements having an active coast side with fishing, jetty, & public corniche. The growing population in Seeb created an increasing demand for mainly family-oriented housing developments, stating that mid-low housing developments are in demand in the area.

Sur Al Hadid, north-west of Seeb is an established residential primarily composed of private villas. Recent residential compounds were developed with mid-range townhouse/villa housing units. The area is in close proximity with several communal and recreational developments enabling pedestrian vitality & public flow. 

The green spine concept follows an organic pattern approach in the masterplan design taking inspiration from vernacular settlements. The design has a linear spinal configuration where all communal facilities are strategically placed along the landscaped spine. This allows for easier accessibility and connection with the public amenities and the beach.
